Measure the diagonals, not just the width
Every visit starts with a tape corner to corner across the rough opening in both directions. A difference of more than a quarter inch tells us the frame is racked, and that number changes what we recommend, how we shim, and in a few cases whether we take the job at all before someone looks at the slab.
Read the symptom back to the wall
A sash that binds only in September, a crack that starts at a lower corner of the glass, a door that latches in February and not in August. These are seasonal signals, not product defects. We write down which openings do it and in which direction, so the pattern is on paper before anyone talks about brands.
Specify the unit to the opening it is entering
Frame material, reinforcement, glass thickness and hardware are chosen after the measurement, not before. A stiff pultruded frame belongs in a wall that keeps moving. Why does my window stick in late summer but work fine in spring?
Because the ground under it is a different size in those two months. Fort Bend County sits on high-plasticity clay that swells when the soil is wet and shrinks back when it dries out, and the slab follows it. That movement reaches the wall framing and pushes the rough opening slightly out of square, which is enough to bind a sash whose running clearance is measured in sixteenths. The window is reporting the soil, not failing.
Do I need a permit to replace windows in Sugar Land?
For a like-for-like replacement in an existing opening you usually do, and for anything that changes the size of the opening you certainly do. We pull it, because the inspection is the only third party who will ever look at the header, the flashing and the egress dimensions on your house. If a contractor offers to skip the permit to save you a few days, that is a contractor who does not want the header looked at.
Is it worth replacing windows if the foundation is moving?
Sometimes yes, sometimes no, and the answer depends on how much and how recently. If a wall is actively moving, a new frame set into it will be racked within a season or two and you will have paid to reproduce the problem in a better-looking unit.
